OFTEN
Clean windows with glass cleaner or mild detergent. SILICONE SPRAY can be used to lubicate metal patio door ROLLERS. (Not oil base products)
PERIODICALLY
Clean window frame surface, track and weep holes. Check weather stripping/hardware to be sure they are in good working order.
DON'T ~ use razor blade, knife, abrasive pad on frame! DON'T use petroleum based cleaners/solvents or oil based lubricants. Use water based Armour All only. Also never use force from a hose or powerwasher on exterior windows!
Every window has a weep system that has a weep hole that allows water to drain out of the frame. It needs to be checked often and kept clean to allow proper drainage.
A foggy appearance is called a 'seal failure' caused by the seal being broken between the two panes of glass. This results in the GLASS needing to be replaced by a professional.

WINDOW NOT STAYING OPEN PROBLEMS
If your window doesn't stay open properly, it's more likely the sash balancers. There are different types, block and tackle, constant force and spiral balancers.
WINDOW CLOSING PROBLEMS
Possible issues is your "meeting rail or interlock" is not linking up properly and not allowing the window to fully close. If it doesn't line up with the latches, which arent closing properly, this could also be the same issue.
DOOR CLOSING PROBLEMS
There could be several issues causing this. The main one would be the strike plates are not aligning with the lock. It could be the door is out of square and will need to be readjusted. Your window or door will need to be serviced by a professional.
